Zero brokerage is a genuine saving and worth having. But the reward on this page is ₹500, and the money you actually hand over is two months' rent.

What it is. GetSetHome is a managed rental platform founded in Mumbai in 2014 by Junaid Ahmed, offering furnished shared accommodation and full homes for long-term stays with no brokerage. Its distinguishing feature is the bundle: furniture, décor, facility management and recurring monthly bills — DTH, wifi, electricity, housekeeping, gas — are folded into one all-inclusive payment. It operates across Mumbai, Pune and Bangalore. Company data puts annual revenue at about ₹15 crore as at 31 March 2025, with fewer than fifty employees.

Take the good part seriously first, because it is real. Brokerage in Indian metros is commonly one to two months' rent, paid to an agent for finding you a flat. A zero-brokerage platform removes that entirely — and that saving is many times larger than any referral bonus on this page, or on most pages of this site. If the listings suit you, the absence of brokerage is the reason to use it. The ₹500 is not.

Now the number to look at hardest: the deposit is two months' rent.

That is described as a "minimal deposit" relative to the market, and by Indian metro standards it genuinely is — deposits of six to ten months are not unusual in some cities. But "smaller than the alternative" is not the same as "small". Two months' rent is a substantial sum of your money, held by a company with roughly ₹15 crore of annual revenue and fewer than fifty staff, and India has no statutory tenancy-deposit protection scheme of the kind that exists in the UK. Whether you get it back is a matter of the contract and of the company, not of a scheme that will step in.

So settle these in writing before you pay anything:
1. The exact deposit figure, and whether it is calculated on rent alone or on the all-inclusive monthly amount. On a bundled package those are different numbers, and the difference can be thousands of rupees.
2. Precisely what may be deducted, and who decides. Get the definitions of "damage" and "normal wear and tear", not just the terms.
3. How many days after you vacate the deposit is returned.
4. Dated photographs of every room at move-in and again at move-out. Costs nothing; settles most disputes before they begin.

And unbundle the price before you compare anything.

An all-inclusive monthly figure is convenient and it is also opaque. To compare a bundled home against an ordinary rental you must separate them: what is the rent alone, and what would the bills realistically cost you if you paid them yourself? Bundles are worth having when they cover things you would certainly buy — electricity, wifi, gas — and worth less when they include things you would not, such as housekeeping at a frequency you do not need. Ask for the split. If a provider will not give you a rent-versus-services breakdown, you cannot tell whether the bundle is a discount or a markup, and that is true of every co-living operator, not only this one.

One more genuine advantage of the bundled model worth naming: it converts a set of variable bills into a single predictable payment, which has real value if you are budgeting tightly or are new to a city and cannot yet estimate what a summer electricity bill looks like. That is a fair thing to pay a little for. Just know that you are paying for it.

On the reward. ₹500 for a referral is a modest, honest sum for introducing someone to a place to live, and it should not influence the recommendation at all. You are advising someone on where they will sleep for the next year. Give the recommendation on that basis and treat ₹500 as incidental — which, against two months' rent, is what it is.
